Resolve the causes before closing the finishes
Agree the investigation and sequence for moisture, structure, concealed materials and services. Cosmetic work should follow resolution of the relevant causes, with retained fabric and compatible repairs identified.
For a listed building, internal changes may require their own checks. Allocate design, approvals, access/waste licensing and occupied-home arrangements, then define the final finish and evidence for each work package.

Start with the property and the work
